pretty standard really..tell them what you wanna tell them...i usually start by saying that i plan to make this an easy transition yada yada..for some reason tenants get scared and think new owners are going to kickthem out...that's the opposite of what we want...i tell themthey have until a certain date to sign my lease..most comply unkonwing that they really don't have to if they're under another lease still...i let them know deposits have been transferred to us (they always think the old owner ran away with them), i let them know what types of payments i accept (cash, money order, check, etc.) and wher they can pay it at..i give them my contact info and a sheet for them to return to me with their contact info and any maintenence requests..doesn't mean they get em all, but i do like to know the condition, also it helps to know if they're gonna be a pain or not ..if they take 2 pages to write requests..you can bet it's easier to not renew that lease :)
