Assuming I have to pay 6% selling costs, and assuming i have to pay 2% carrying costs, and assuming i don't have to winterize the property, and assuming i don't have any property taxes i have to pay, and assuming i don't have any utilities and/or other liens, and assuming i don't have any material deferred maintenance, i have an effective net realizable potential recovery of $144M.

If he ever comes back to BP and reads this, I think he should just pay as little as the city will allow him and call it a learning experience.On a slightly unrelated note, I know of an investor who closed on his first deal (a long time ago) in the middle of winter and didn't get the utilities changed to his name.

From a home sale/purchase standpoint that’s a minimum of 35-45 days from offer acceptance to closing, and it could take a few weeks/months (winter is tough) to get a client under contract.
