Assuming I have to pay 6% selling costs, and assuming i have to pay 2% carrying costs, and assuming i don't have to winterize the property, and assuming i don't have any property taxes i have to pay, and assuming i don't have any utilities and/or other liens, and assuming i don't have any material deferred maintenance, i have an effective net realizable potential recovery of $144M.

Hoping that it lasts me through the winter and beyond.

If that is the case, how do you go about looking for deals headed into winter time when it is snowing?

If he ever comes back to BP and reads this, I think he should just pay as little as the city will allow him and call it a learning experience.On a slightly unrelated note, I know of an investor who closed on his first deal (a long time ago) in the middle of winter and didn't get the utilities changed to his name.

As far as DFW is concerned, single and multifamily are currently very competitive, however, I think the market  has been cooling off and winter is always a great time to buy.

From a home sale/purchase standpoint that’s a minimum of 35-45 days from offer acceptance to closing, and it could take a few weeks/months (winter is tough) to get a client under contract.

There were two things they needed to finish and didn't finish the job due to winter weather because they started 6 weeks after the date originally promised (and that was waiting for them for 8 weeks). 

Being that you're in NY, I assume most people are not moving during this time of year due to the cold winters and also holiday season.
