Over the last few years, my business partner and I have been looking for buy and holds in the area.

Last year was a slow year for airbnb and I was considering switching it back to LTR but this year has been high occupancy and bringing in $3000s in summer and $2000s in fall/winter, huge jump. 

I pay an extra $100 a month on them and in 2 years one will be paid off and I will only have 1 left.

It's sucks and is really expensive to start.

A colleague listed this and I had it toured and contracted on the same day.

In my experience the governmental liens don't drop off with the sale so depending on where the properties are you can have issues with city liens like mowing, cleanup, demolition, etc.IRS so far has not been an issue for me....and I have bought property with IRS liens, but it is nice to know if they do have IRS liens.So far I have not purchased anything with lender liens on them....everyone says those get wipe out, but I can't believe that is automatic. 

I predicted a 20 to 30 percent correction in prices this year, and I was dead wrong.It appears that investors are continuing to come in for the long haul, with the knowledge that positive cash flow isn't realistic in the early years of ownership.

No concerns with weight, it really isn't that heavy and is dispersed equally.

You would have to look at number using local college group, if you need a DSCR loan let me know i can help with that to and i can use projected income from the short term rental to qualify you.
