You can do this by search the groups, associations, or collections of different professionals in your city of metro area like SOFTWARE DEVELOPERS, COMPUTER PROGRAMMERS, NETWORK ENGINEERS, COMPUTER DEVELOPERS, REGISTERED NURSES, MEDICAL ASSISTANTS, PHARMACISTS, DOCTORS, SOFTWARE ENGINEERS, DATABASE ADMINISTRATORS, SQL DEVELOPERS, JAVA DEVELOPERS, and other good paying professionals you can think of.These are guys earning good salaries who have the cash now, and may be having credit problems because of past financial problems that affected their credits, banks will not borrow them money to buy houses.The guys in these groups  are your best target for lease option deals, good luck.

It's probably worth a discussion with a CPA regarding earned income in your self-employment to ensure you are eligible to contribute to a Solo 401k plan (or can become eligible based on your business activities).

Some things you will want to do, literally within the next week: (1) Most important: get a CPA;(2) consider utilizing retirement plans available to sole props to defer taxable income;(3) gain a full understanding of the business deductions available to offset your earned income and documentation requirements; and(4) gain understanding of whom you may need to issue a 1099 to and what you need in order to do so.
