Do you contact homeowners directly if you've found the property on the MLS/sites like redfin, zillow, etc. or do you leave it to the assigned agent?

Chief among my concerns would probably be my ability to resell the thing, once improved and rented out.Thoughts? 

In these circumstances, I have validated that they are regularly paying all their other bills and trying to pay off their medical bills when they can and there are no other glaring concerns.

So serious we decided it is best to leave the beautiful San Diego area for a better market.We noticed Ohio cities have really high rent ratio (we downloaded data from Zillow on rent ratio by city in the USA).

I also needed to leave my job because of a torn hip, so there is no way anyone/any bank would loan to me without a job (although I have a side job/hobby that I do to make a tiny amount of cash).  

Is it a good Idea to advise the seller I am a wholesaler, my concern is that I don't want to take the chance on loosing the chance to obtain a sellers contract.
