It's worth it to get a good lease, and it's important to cover things like pest control, plumbing issues, renters insurance, pet policies, etc. 

Thailand upgraded  Tel Aviv upgreaded  Paris upgraded etc etc. rarely get upgraded though domestically which is OK..

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Security deposits, pet fees and any administrative fees you charge are the tenant's personal responsibility.

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.

My questions are:1) Should I demand the pet deposit up front with the holding deposit or wait until they move in?

Doesn't matter if you are a domestic (resident) company or a Foreign (out of state) entity.
