Many of the updated SFRs wouldn't even quite hit the 1% rule, and after expenses (especially when including property management), I don't think they'd even break even).

If it's the tenants agent, then you do have an exercised contract but you don't have to agree to all of the tenants requests because he's already signed an agreement that does not include all of those things.

This may include changing locks, adding, fixing or repairing screens for windows, changing faucets, etc. etc.I also put 10% of the monthly rent and put it into a different account to pay for large ticket items like the roof, a hot water tank, furnace etc. etc.

This has been a consideration anyways to mitigate risk.Long story short, the listing didn't include that there were tenants in place.

The RE broker found someone reputable and got back to me with a quote of $45K for the big office building and 40K for the smaller office building (would need to be done in next 3 years) – this would include tear down, using shingles that last 30 years, repairing mortar joints on chimney, etc.
