The main mistake I see a lot of investors make is trying to offer seller financing in situations where it doesn't really make great sense for the seller.

I assume it is mainly for CPA / Tax purposes.Let me know if it is that simple, or if there are any pro tips we should know about?

I'm flexible on most parameters (exact area, number of units, amenities, rehab vs turnkey), because affordability will be the main factor.
