@Jasmine RussellPersonally as someone who gets vetted by investors as I partner on every deal- I always give my LLC names, portfolio website as well as active/off market listings and go through what I’ve done Anything they’re offering you’re going to want to vetIf theyre a deal -maker (gets it under contract and executes with private partners) then you want to know how they go about their process and show p&s etc they’ve signed Public tax records are a wealth of info tooHope this helps!

If you didn't want to do the house hack and just buy a rental, you could possibly BRRRR and use hard money or private money but again, you'd want to talk to banks first to make sure that you'll be able to re-fi.

One unit is currently vacant which I toured today and the windows looked to be in rough shape but the thing I am most concerned about is in the bedroom there was mold in one corner growing on the drywall that started about 2 inches up the wall and ended about 6 inches up the wall.
