@Eric Healy - the market here in Seattle dropped sharply in the Summer of 2018, but has recovered its footing since then.

Those areas tend to be the last to drop and the first to rise whereas the weak suburban to rural areas tend to be more one economy to 5 business type towns and are first to fall and last to recover.      

If the market goes down 30% it's very possible it won't recover until prices match incomes (as they did between the year 1900 and 2000).
