In Atlanta, unless it's a primary residence, only a GC can pull a building/renovation permit.Third, find a good, reputable contractor in your area who can complete the job for you.

This doesn't have to be the case.You can simply rent month to month at a slightly higher rate OR put a clause in where you sign a 1 year lease but can terminate without consequence with a 60 day notice in writing etc.Many states also have laws where you cannot collect lost rent on a tenant that vacates when you release the property.

As a consequence, I missed out the best deals to be had when the housing market was at the bottom.The more I read, the better I am informed on possible 'issues' and feel more comfortable as a landlord, and I think I should be able to handle the situations (I think :-)).
