This doesn't have to be the case.You can simply rent month to month at a slightly higher rate OR put a clause in where you sign a 1 year lease but can terminate without consequence with a 60 day notice in writing etc.Many states also have laws where you cannot collect lost rent on a tenant that vacates when you release the property.
