Long time reader!! Just joint BP today for more 'funs'. I had been scared away from real estate rental investments due to horror stories of involving bad tenants, headache and on and on. As a consequence, I missed out the best deals to be had when the housing market was at the bottom.
The more I read, the better I am informed on possible 'issues' and feel more comfortable as a landlord, and I think I should be able to handle the situations (I think :-)). Anyway, just bit the bullet and offered two 4-plex complexes and currently under escrow.
Will definitely seek advices from the pro's and veterans here in BP very often.

Thanks everyone for warm welcomes, tips and advices.

@Sabrina Laplante, Prescott is a much smaller town than Phoenix metro. It has higher elevation, so day time temperature is not too brutal in summer :-) Should be quite a nice place to live and play

@Justin S., Nice to see fellow Chandlerites on this site. Let's have a drink some days and talk more about investing .... ;-)

@Jon Klaus, I paid $190k for each quad. Current rent is $650/unit. Probably not the best deal, but based on my rough calculation, it should generate some good cash flow if fully rented. There is not much inventory lately in SE phx area.
