.,  Regarding parking on JT-RL5 zoning, from what I've understood, there must be a clearly designated area on the property reserved strictly for parking and room for enough cars to meet the occupancy requirements outlined in the SB County STR Ordinance but a formal garage or carport is unnecessary.

That’s a really strict lease if it really says windows not to be opened and devices not to be plugged in. 

HMLs who provide land acquisition or bridge loans are generally looking for larger deals, and have strict loan minimums.Hope this is helpful,Michael

It is of course strictly a metaphor…but what I am saying is, certainly good, local lenders are worth being loyal to.

Are you planning on living in it or is strictly investment?

If it’s strictly cosmetic/surface work, you’ll probably be able to pretty accurate.

However, a lot of Pinellas does not allow short term rentals or have strict minimum stays that may be longer than your target audience for example, 7-day or 30-day minimum.Some areas in Pinellas have close beach access and no restrictions, such as Largo or Seminole (not to be confused with Seminole Heights in Tampa).

I actually own an STR in the city of Austin, and the regulations involved are quite onerous.As far as the rent by the room model goes, it essentially follows the same rules as roommate rules, which are much less strict.

And the debt to income is more strict as well.
