In short, the answers you're seeking are based on having strong boots on the ground.

The issues I would like to address are affordable housing, minimal/sustainable living, and strong sense of community.  

I am surprised they havent put a limit per person. for those with noses full of dust, i strongly reccomend a neti pot, get distilled water in gallon jugs and the special neti pot powder mixture, it cleans all the junk out of your nose and sinuses.

The selling agent said it was a strong offer and that the seller was motivated to sell.Honestly wasn't expecting that, up until this point I have only really been studying about BRRRRing SFH's.

I am going to keep a good portion of equity just to hold my position strong (70/30 LTV). 

That said, this area has seen 6 to 8 % appreciation in the recent years ( I bought my first home here for $340K in 2013, I sold in August for 485K) and it's still going strong.

Definitely a good steady strong market currently and in the future.Spring Hill continues to be hot as well.  

After you demo it there's no house as collateral only land value, plus I'm reading this post as you're going to build and sell, not build to live in that's mortgage fraud in my opinion but I don't deal w/ too many lenders that's not my strong suit.

My feeling is that I am looking in too hot of a market or just don't have myself positioned strongly enough to move fast when the opportunity presents itself.

I am often told I am too straightforward with people, too strong.
