Looking at that estimate it appears he's quoting you on a total of 49 windows. 39 removed, replaced with new, touching up paint. 10 more, replace broken pane only.

That's Wylie, not sure if it is true for your area.Also, outside of high demand and rapid appreciation, I don't think you are going to drive the cost too much higher than $90/sq ft with upgrades.

I have ordered from online, and so far, they surpass all the company warranties, if I had a broken part, I'll just buy it and have it installed, the advantage of having your own employees to do technical work though.

Well, if you're wholesaling, condition should only matter to the investor.That being said, in a case study that I read about (this is is Milwaukee) a guy put under contract a BROKEN down home for $4,000.

Everything else was largely cosmetics and standard flip upgrades i.e. flooring, paint, tub/shower surround and updated fixtures.
