My tenant has not paid rent since June 2020 and has avoided all attempts at communication, even though I've offered to work out a payment plan or partial rent deferral from the beginning of the pandemic.

The contractor was fair and paid for a cleaning of the house.In my experience, a lot of contractor issues can go away by communicating and setting expectations up front.
