Agreed that it's a good idea to leave it to legal representation to sort out.Their attorney replied this morning saying that a certificate of occupancy was issued by the Town so the presumption was that the Building Inspector had inspected and found all construction to be compliant which would include insulation.

I would look on Rentometer and make the mortgage payment to my buyer a few hundred dollars more than what it would rent for and calculate the mortgage on a 30 year fixed while collecting the info necessary to be compliant with Dodd-Frank.

They are often a newer construction and have code compliant footings down past the frost depth even if they don't have a basement.
