In my market (Southern California) having private outdoor space that's larger than a postage stamp - big enough for a grill, a table, some chairs, and maybe 8+ people to hang out - seems to be the key to higher rents (that, and parking by the front door).I seem to attract former apartment dwellers who feel like it's an upgrade to get those two amenities ... even if the price is the same as the "luxury" apartments nearby.The quality of the yard doesn't seem to matter.

The process requires that the Qualified Intermediary acquire and hold ("park") title to the acquire property and then you can complete your improvements with the rest of your 1031 Exchange funds within the 180 calendar day exchange period.

Then again, it seems to me there may be even more long-lasting restaurants just slightly further off the mall, possibly because they're more visible to motorists and closer to the parking lots (South Street Brewery, Bang, Mono Loco, etc.).
