In business strategy, one of the first and most important activities is to define your perfect (target) customer and gather as much understanding as possible about what that customer values.  

Using the "driving for dollars" strategy of looking for leads I found a couple interesting possibilities.

My main real estate goal is to own an apartment complex using the buy and hold strategy.

Also, can someone bullet point profit strategies from notes?

We consistently do this every year, unless the increase amounts to under $10/month, in which case we stay flat.  

I am still a relatively new investor and I have been studying the BRRRR strategy and wanting to take action.

Not saying you shouldn't evict them, but if they're consistently late to the point of eviction, this may be a way to avoid the headache of doing that.

I am actually in the middle of a Rehab for a BRRRR strategy and I will be putting a tenant into the property soon and hope to refi out of my short term hard money.  

My question is: if we decide to pull the trigger on this deal what are some creative strategies to optimize my return on this land?
