It's gonna be damn near impossible to find a broker willing to let you run a management company through their brokerage.

They are seemingly unaware of their target market and what information an investor needs to properly qualify a property, like rent roll, p&l, who pays what utilities, any outstanding maintenance issues, etc.

A lot of wholesalers don't bother to learn this part of the business, but if you want to make yourself an outstanding wholesaler, you will learn it. 

South Florida has an outstanding reputation for fraud, and if you want to maintain that you've got to get more creative than this!  

You did not pay your rent on-time therefor (being it a breach of your contract via your lease) you are responsible for the outstanding rent balance plus any additional late fees in which should be described in your lease terms.Regarding the mold- You stated a specialist has inspected the property and have found levels of mold requiring remediation.

Remember location is key, especially if you want to attract solid tenants into the future.Also, if I remember correctly it's a probate property with a special remark that the sale is contingent on settling outstanding liens....depending on the lien amount, the actual cost of acquiring the property may be much more than the list price (plus the time needed to get it out of probate).Thanks,Shonda

If you cancel a card that has been paid down, you are just lowering your overall limit, so this would not be good (except maybe if you don't owe on any other debts - unlikely).One thing that I hear has been happening is that folks are having their credit card limit lowered, while they have an outstanding balance, and then that balance with respect to the new limit exceeds 50% of available creidt.
