I would want every adult 18 or over named on the lease so that I could have a lease the binds all of those adults to the terms of the lease including rules, terms etc... asking to leave them off the lease is asking them to be exempt from your lease terms as well which doesn't protect you that much...

Top to bottom inspection.If it is in good condition and the systems are intact and updated it could be interesting.Might even qualify for historical designation or the Mills Act and get a discount on taxes.Double check what you can get on financing especially the roof and foundation

Several red flags here - if the property needs much rehab then it probably isn't eligible for an FHA loan (unless you get an FHA 203k which is specifically designed for fixer houses).
