Here's the study from the Direct Mail Association that discusses response rates and they cite 1% for direct mail, on average, with a list, in their most recent 2015 study.  

He pays lots of money to stay current on real estate law and shares it at his huge monthly investor meetings, including bringing his attorney on stage to discuss and explain topics and allows the audience to throw tough questions to the attorney so everyone can learn. 

I had discussions with your team when I was looking to fund a flip, even with some of the negative stories on here, but your guys on the phone could not explain WHY I should pay such a large upfront fee.
