Does anyone know of a good southern CA company that allows you to hang both licenses?

The only thing about these is you have trouble doing anything to the exterior walls, like installing new windows or even hanging pictures....Other than that, no problems, they are solid houses...PS - If you don't like the look you can paint or even have a stucco color coat applied.

They don't hang out in the back yard and garden.While you are technically the owner and therefore the property manager by default, from experience, they'll figure it out and then there's an awkward conversation/mention.

HI ALL,I have this small uilding in a C- area, recently one of the tenants son started having friends over and they hang out in front of the building, it can be from 2 to 4,5 people hanging out in front of the building on the steps and smoking..IS THERE ANYTHING I CAN DO?

If you won’t leave I have to go down the legal path where we both lose a lotIn the worst case:Go there when he is not there and break your own door, literally break it so it won’t hang or shut or anything.

Question is whether I should invest all of the 1031 proceeds in the 2 replacement properties or try to find more replacement properties or hang tight for the market to settle down by offsetting the capital gains with capital loss?
