Prices soften a little....but no where close enough to offset increased borrowing costs.There are basically two logical flaws that lead people to the conclusion that rising rates equates to equally low prices.1) They assume that other investors have the same borrowing costs that they do.

@Michael Quarles has a logical solution in finding a creative lender who can assist in the transaction and understands how investors work, etc...the challenge would be to find that lender, but from a theoretical stand point I think it might work (although I haven't done a wholetailing deal myself)
