The first deed is unrecorded.Also, if you can prove (recording checks, intake sheet, copy of all submitted docs/instruments) that the deed is in queue with the recorder and you are simply waiting for it to be indexed and returned, and you have a title commitment in hand, this should be a non-issue.

@Eric Johnson I’ve had banks that are willing to do 75% even on jumbo non-conforming loans since we would be over the limit but the hang up for them is the credit and same with a couple portfolio lenders - the DSCR is good ( around 1.2) and cap rate is about 6% but the credit score is the hang up.

Most of the space is open concept with a few non load bearing walls.I’m seeking some design ideas on how to get the space to a place where we can rent it as a short term rental, but also possibly convert it back to office space if we need to in a year or 2.Does anyone have experience in designing this sort or space or the conversion of retail/office to residential.
