i ended up legging into a 4plex in a non rent controlled part of south la and also bot 2 single family homes to hopefully expand on and sell at a later date....not exactly slam dunk deals but not terrible either.... hey at least i got that 1031 covered!

I did owe a good amount on taxes the following year, which i paid off but at i now have a good APR and a good mortgage amount living in the Orange County , Ca area.As for your mothers home i would keep it and buy out your sister.

We bought a town home in Ladera Ranch (Orange County, CA) at the PEAK in 2005 for 535K, put 20% down, and took out a 5/1 ARM amortized over 30 years., which adjusted very favorably, and is now at 3.25% and our payment is $1900.

For example in the kitchen, everything is one level gray, so you might want to add color on the countertops, whether its through some natural items of small natural woven baskets, cutting board or bowls of fruits(oranges or green apples are always a good choice) or maybe adding a color keurig.
