I just wanted to make sure I had 3 bedrooms to rent and 1 extra space for myself.

I think the white makes the space brighter and bigger.What are your thoughts?

Another property the tenants had electric space heaters and said the building had a gas leak, so the landlord told them to buy space heaters and deduct it from their rent because it may be next winter before they can fix it. 

We have the space to add additional square footage but that would mean that I would be taking over some of tenants current backyard space.

For instance, by offering a larger or nicer space at the same price as other landlords.

If it were me, I think I would do a closed top for the extra space.

Also as per Ontario provincial rules, only the "liveable" space (ie heated and insulated as per Ontario guidelines) should be included in the sqft of the home.

Get a electrician to see if your existing panel has the capacity to service this new space; if not you may need to get a sub-panel installed.
