I have been researching a solution for some time now and haven't found anything that can help me.

A lease option is a solution but extending out 3 years plus will provide the tenants with protections similar to foreclosure.

I never ask any absurd numbers, my goal is to make a winning solution for both parties.

We also own a real estate arm, so pulling comparable properties on the MLS is quite easy, but for others, if you can build a relationship with a good, reliable realtor with MLS access, they will usually be happy to help if you let them help you find property for you and sell properties that you are flipping/selling.

I always found this to be reliable.

Once you believe there are no problems without solutions you'll be offering on more deals.For example, why not offer a price that makes sense to you on this park.
