I have ordered signs to obtain buyers and sellers, got my 800 number voicemail system, business cards, home office setup with fax, scanner, copier computer setup, read all the books (well, alot, anyway), and attended my first REI meeting.

Then follow through, firmly but fairly with ALL tenants.You will have to judge your credit requirements partly on your current market if it is REALLY bad, but typically I require 3X rent for gross household income; some sign of stable, verifiable employment (or significant savings); no recent, or more than 3 MINOR credit derogs.

There are usually investors and wholesalers there pitching their properties.Also, try checking Craigslist.org, as well as your local mls- if you don't have access to the mls, find an investor-friendly realtor and have them run a search for you.Call all of the investors/ wholesalers who have "We Buy Houses" ads/signs and see if they have properties available.Good luck,Steph
