Those hyper-specialized functions are best left to people who work FOR you - I'd rather pay my accountant to navigate the IRS requirements on my S-Corps any day of the week. 

I'd contact one who specializes in real estate law and spend a few hundred dollars for an hour of their time. 

For example I want it to be a special warranty deed and I want certain info in the deed that protects me.

Some plumbers have a sewer cam that has a radio in it, where they can walk above on the grass with a special receiver and it will beep like a metal detector.They simply spray paint the lawn where to pipe is.Accuracy seems good with this.They can also blow smoke down the pipes and see where it leaks out.If the tank is under the structure maybe you can just disconnect it and put new one in where you can get at it.Good Luck!

If they have some specialized product, that's awesome and great for them. 

We had no special financing. 30Yr amortized loan with couple years of saved money for the down payment.
