If the flipping model is dead in your market, then a large number of wholesalers could not sustain themselves unless your market has a tremendous amount of investors looking for rental property right now.

What I mean by long term is if you are not overleveraged by the purchase and your plan includes contingencies for unpaid rent and a market correction you will come out on top in the long run.Everyone is waiting for the market to drop, which could happen but If you are really long term and can survive a downturn, then the other side looks great financially.Purist would never take this position but that is how I view it.Good Luck!

And sure, either way you'll have to work your butt off chasing deals, but they know they're not working forever and see that light at the end of the tunnel.It's the same analogy as a flipper saying, "I wish I had kept some of my flips over the past decade... then I wouldn't have to keep flipping to survive."

@Brent HaggertyFor one week, just give the guests someone's number that would have keys and be able to handle emergencies.I have even put my Vrbo account on invisible mode so I wouldn't get Inqueries for a week so I could relaxe and not be checking my phone while on vacation.
