Well I decided to do that once just to see what the outcome was....within an hour I had three different emails asking for more details on the property and if it still was available.

Nick,I'm only talking in generalities, since you don't specify many details, such as if you are investing for cash flow, for appreciation, for repositioning/value add, etc.

tenant was served multiple notices (3-day, 10-day and 20 day....too much detail to bother with here), eviction papers are filed with court and we were waiting for tenant to be served.

It is not inconceivable in my opinion that a conventional loan may in fact take up to 60 days to complete after October 3, 2015.Google Search TRID...you can get the full details and impacts on the process there.

It just went on the market, listed a bit high but very worthy of a hard look and the right offer based on a detailed analysis.
