Also sometimes markets get slow and we can’t lease out our property fast enough and end up “bleeding financially” as many other posters on BP have said lately with their BRRR’s and flips.The ability to execute a bridge or refinance prior to completion is something I help all our investors plan out because its much nicer to sleep at night with plan A, B, C, D available just in case.

I don't think there's a right or wrong here b/c the monthly loss would be temporary and minimal, but stacking capital and staying patient for a less volatile BRRRR conditions is attractive.

The C class and lower are too unpredictable and you will start to blame your vendors for rents not being paid, damage to units, and other issues that arise.If you are investing out of state take a low risk approach.

You can exchange these properties in to class A or B or C properties that cash flow more than they do now even if interest rates are higher.
