Based on the condition of the home and the ARV, I decided to wholesale it and contracted it for mortgage payoff as they wanted out and were scheduled to buyer their next home.

I think you need to decide if you want to turn this into a business or continue doing one offs every other year. 

To me, it seems that you have decided you want to buy and hold it for appreciation and are simply looking for positive reinforcement.
