Currently I'm looking for some kind of methodology, software or app, that I can use to manage the properties, which will allow for another family member to step in to my role relatively seamlessly if I were to pass in the future.

In my experience it cannot be used as construction funding. 

When finished, I re-financed and paid back all my friends and family + interest in 10 months!

When I worked on my first deal, I felt like a complete idiot.

Coming from a family of lawyers the ones in my experience that make less than that are usually just not that motivated or are not that good at what they do.  

@Sebastian NadalI've used Zillow Rental Manager to screen my tenants and have found it effective.

This deal aligned perfectly with my strategy to build equity and cash flow while leveraging hard money financing and refinance opportunities.

I would use my HELOC to make the purchase and rehab.
