I have 13 virtual assistants in central America (11 in Mexico) and I was considering using them to help me get a few Airbnb's going down there but only looked at it from a high level thus far.

High appreciation markets virtually always have better cash flow over any long term holding period.So items to consider on whether to sell is: Can you handle $850/month negative cash flow? 

I think it's really the same process as doing in-state purchases; the only difference is that a lot of the networking is done virtually instead.

Consider a virtual phone number (such as Google voice) - and answer your phone (biggest issue) or make sure you return calls quickly.  

Then you can see if evolve can generate the same revenue or more.There are also other ideas for going more passive like a virtual assistant or a cohost.
