If you paid $6,000 for a study on a site that you didn't control, or own, you are correct - you'd burn through a pretty big chunk of Cash to have them perform this level of service on each and every parcel you're broker ran across.

Personally I would turn and burn this as quick as possible. $100k is a huge undertaking for your first rehab (Good on you for jumping all in) That being said, flip it, build up some more money in your pocket and just keep doing it again, again and again.
