It is a form you can only get from the court - they emboss it with a seal to prevent people from photocopying.2021-02-01    filled out eviction form and submitted to Sheriff's Office to serve on tenant (Summary Process: $43.70 debit/credit - partly based on distance to location).2021-02-04    Eviction form served on tenant by sheriff's deputy and return added (large sticker with deputy's sworn affidavit of service) to back of eviction form.2021-02-04    filed eviction form/case with sheriff's return affidavit of service at Housing court ($135 check). 

I may have to wait for this owner to come back up to the house in the future, or follow up with him until he decides he wants to sell from a distance and provide access.

The long distance investor does make me nervous even with its pros. 

I'm looking at either the OKC area, Osceola County or Pinellas County FL.I'm currently based in the Philippines so all investing will long distance investing.

I can possibly consider a long distance one in cities that we travel to often like New York city, Austin, Dallas and Miami to start writing those trips off.

Maybe that is buy & hold, short term rentals, house hacking, long-distance investing, etc.  

Cash flow is not my top priority, but I do want it to cash flow at least not require me to come out of pocket each month to cover PITI and hopefully enough to cover O&M expenses (e.g. new roof when the time comes, new appliances as needed, etc.)This property is in West Oakland, within 10 mins walking distance to MacArthur BART.
