Could I have each room renter tenant sign + agree to a bunch of disclosures about when/why I'd be in the house and how much notice I'd have to give them or what not to show rooms or inspect repairs, etc?

Had we dug into the "3-5 years old" disclosure better we would have found that the older folks who sold the home were most likely remembering things wrong because after the sale we got up there and found it to be near the end of its lifetime.
