In this case the foreclosing mortgage was originated in 2014 and the the certified judgements were from later years, so the mortgage was filed prior to the tax lien.

They have the lowest rates we can find and since they are 30 year fixed...they allow us to cash flow better...which helps us qualify for other loans later.

There are other ways to invest - buying a property with owner financing, buying a fixer-upper with cash and living in it while making improvements and get a mortgage later, or pooling money with others.
