I avoid Flat or asphalt shingle roofs, houses with no garages, yards with lawn, split levels (a landing at the main entrance and then you have to go up or down stairs.), houses with less than 3 bedrooms and 2 baths so people stay longer, and multi-Family.

They will be qualifying you mainly on credit and the properties rental income as opposed to your personal income and tax returns. 

This will be a loan mainly looking at the properties rental income and making sure it covers the properties expenses as opposed to your personal income.
