The available terms are longer than most banks, the debt is non-recourse and the amortization is usually longer (30 years where most banks are 20-25 years).

The reality is lead paint does not need to be removed and most likely what is there has 100 layers of non-lead paint over it by this time.

The added incentive for a "personal" (that is your own non-brokerage agency) site is that often times the brokerage site isn't very sexy or customizeable to really set you apart from other Realtors and entice potential clients with the value you can add to their RE journey.

So, I decided to ask a question as a BiggerPockets member.All I’m looking for is someone that I can feed analyzed “deals” or leads to for free in exchange for being able to walk the property while it’s in rehabbed condition and under contract (taking a cue from J Scott’s The Book On Flipping Houses).If the above paragraph doesn’t seem doable, then could I ask: “How can I help someone?”

As mentinoned you will need commercial financing, i.e. non-residential as "commercial" tends to be catch-all term.I would advise against "frankensteining" yourself with taking Title personally for the residential loan then moving the deed over to the LLC.
