Hey Everyone,So I had been saving up for the last year and a half to save up 20% of a mortgage to hopefully find a single family home in which I was going to rent out spare rooms. 

I'm seeing lots in the area are 4-5k sf so finding a single large lot may not be possible.

I've heard from a couple of investors to stay away from duplexes that have been converted from single family homes for owner occupied/first investment.

The 3 areas I am interested in investing in are: single family home rentals, multi-family home rentals, and oil and gas leases.

We got it financed as a single family property as the guest house was put down as storage on the appraisal. 

Im trying to approach different ways of trying to get my portfolio built before I retire in 11 years with at least 22 properties (single family and multi family along with residential and commercial properties) on the books so i see no loss in income but a gain in income.

I’m currently looking for my first deal, criteria : single fam , under $400k , move in ready..

My focus is primarily aimed towards families who are struggling financially, single parents, and members of our military. 

Came across a portfolio deal of 25 Single family homes for a million.

Can find some nice duplexes and single family homes under $200k!
