Have a solid full business plan of what you are planning on doing, what resources will be needed, who are the parties involved (attorney, accountant, other investors), what is the business strategy (wholesaling, flipping, buy and hold), what is the market (upper income, working class), economic factors (is it a raising area or declining area of job growth, population size, businesses moving in or out).So many times I talk to new investors who have looked at one or two houses and want to borrow $100k from someone because it looks like a good deal.

I mail to apartment owners so when they call me it is a warm versus a cold lead.You can call down a phone book and eventually find a motivated seller but it's no way to run a business.You mentioned apartment buildings.What is the age and size of these buildings??

So our pro forma estimate will give people the raw numbers they need to then draw their own conclusions.For my personal portfolio it depends on the age of the property, and how much work i am doing up front, i dont use a fixed number the variables are too great to apply a one size fits all number.As for cap rates, i feel like i answered your question.
