Building a "boots on the ground" team in this market is extremely important.

I purchased thru her as a realtor, moved to the location as my primary residence for a year (I travel/work from home), then turned the unit over to her property management company/team after my first year enjoying the unit.  

If you feel like you have a good deal but lack the experience necessary to raise the money, then you could partner with an investor who does have the experience or build a team that is experience.

Today I am researching which area I want to be in and plan to build my team as fast as possible. 

They hand their own maintenance teams and this particular tenant has a lot of requests and the many requests combined with the inefficient maintenance team killed me on maintenance costs.
