Which is the preferred method?

I'm sure when we let her know she will definitely prefer the all at once method! 

I prefer properties that do not have material adverse facts tied to them, which could limit its sales potential in the future.

How do you guys prefer to run the numbers?

.- 2nd Story: 2/1 - Nicest finishes, only missing upper cabinets/shelves, range hood, less outlets than I’d prefer, large pantry and enclosed livable back porch.- 1st Story: 2/1 - Mid grade finish, missing upper cabinets/shelves,, range hood, same electrical / layout.Garden: 1/1 - Mid grade finish, ceiling hight is good (lower in some areas, assume for boxed out utilities), floor carpet / tile but noticeably not level.

I prefer the townhome option over a single family house even though I hate paying for HOA fees and how unpredictable they can be and suddenly rise or have an assessment.

I prefer donating to my local communities

@Alex LunsfordI really think whether to do the basement apartment/carriage house model or to do the rent-by-the-room house hacking model is a personal preference.

Buy a multi family (2 to 4 units, preferably 4 for cash flow) using a VA or FHA to keep out of pocket low.

I have to ask - which real estate market would you guys prefer investing in if you had to pick?
