Once they are paid off the tenant owns them and since I make sure it is paid off before the warranty expires I don't have to pay any money to fix any problems if they arise.

If your attorney was competent and didn’t file a ‘cram down’ motion, I assume that the amount of the mortgage and HELOC combined did not exceed the value of the property.Since the HELOC is a valid lien, and the bankruptcy court validated it, you will not find a way around it.

I was thinking it would be useful for landlords to have a forum to post their experiences with these home warranty companies in order to get an idea of what kinds of things are covered, how much you paid out of pocket, which home warranty company, etc.
