I just underwrote a house this week using Airdna, I also had the numbers from the owner that the property made last year.

I have worked with many clients and guided them through this process, and done it myself.

How does this number breakdown? 

As a Canadian, I have never experienced this much hostility for investing my money in the US but it seems even people going for business or have business or investments, have in fact been denied. 

Tour a couple of PadSplit homes in the area to access your competition and consider moving forward with them.  

One thing I’d maybe add is checking utilities access early in the feasibility phase (water, sewer, power)—can be a surprise cost if overlooked.

There are lots of paid software programs that do this for you as well. 

I live in an area where the numbers don't work very well for small single to multi family properties (1-4 units) though this is where I want to start.

It may not only help you this year, but also for every year after today.
