Do you have any suggestions on what banks might be best to try and finance through?

If you rent and finance you will do great on you appraisal, but have you calculated you DSCR?

I never found much value in them and have done better with traditional bank financing.

Specifically one that works will seller financing and wholesaling.

Preferably someone who has experience with owner/seller financing

Then it would be to find a deal and get financed.

I started out only interested in wholesaling, but after listening to the podcasts, attending a real estate investor meet up and reading anything I can get my hands on (including @Brandon Turner's real estate investing with little or no money down book), I realize there are also many opportunities made possible by creative financing.
