Frequently we will replace light fixtures and vanities that function but are eyesores.

I should be closing on a house in Auburndale (7th property in Central Florida) in early June and will be down (I live in NY) at that time to paint and coordinate some light rehab.

The home was totally remodeled in 2008 ( new windows, doors, sliding glass doors, deck, wall retexture, tile and wood flooring, carpets in bedrooms, paint, cabinets, bathrooms tiled, shower tiled, new vanities, new kitchen cabinets, granite tile counters, light fixtures, forced air unit installed, new appliances, everything.

However, there have been at times nasty traffic jams due to works on the road, heavy traffic or some traffic light and controls, hence it could take up to 3 hours if you're unlucky.

Could you through more light on your argument because I would have thought that it's Stephen who can get in trouble for failing to disclose that he is a licensed agent.

You have a budget, if $1000 is the fixture budget for that light, buy it. if the budget is $200, then find a $200 light.

(Agreement was i wouldnt pay for renovations I would live rent free until I made my money back and she would sell the house to me in 2 years which she no longer wants to do which is fine but...If she sells i can get my money back i put into it)What still needs to be done, Foundation isnt looking good, structurally walls are cracking as if the house is sinking hard to explain without pictures, roof, siding, gutters, front porch, hot water tanks are old, basement floods, backyard fence is about to fall over and if it does its going to hit a lot of cars next door and she is going to be in a really bad position, and the upstairs needs a total gut its in terrible shape.
